Hilco Real Estate Announces The Bank-Ordered Sale Of A Well-Maintained 98,000± SF Industrial Manufacturing/Warehouse Building In Oak Creek, WI

Sep 18, 2018, 11:31 AM by Amanda Koziarski

Hilco Real Estate announces November 6, 2018 as the Bid Deadline for the sale of a 98,000 SF manufacturing/warehouse building constructed in 1990 within the Oak Creek South Branch Industrial Park in Oak Creek, WI.

The property sits on over five acres and consists of a two-story structure with a surrounding surface parking lot and truck loading area. The building includes a two-story office area that totals just over 12,000 SF, and features a reception area, restrooms, kitchenette, conference rooms and professionally-finished executive offices. The remainder of the building (nearly 86,000 SF) is dedicated to open bay warehouse/manufacturing space. With 21' clear heights, six loading docks with levelers, one drive-in door, and heavy power, the site is well-suited for a variety of end-users/operators or investors looking for long-term value. As a previous owner-occupied structure, the property is in excellent condition for a new buyer.

Located in Oak Creek, WI, the property sits just 13 miles south of downtown Milwaukee. Set within the Oak Creek South Branch Industrial Park, the site offers direct access to I-94/Rt. 41, being situated less than one mile from the entrance/exit ramp. Ideal for logistics and distribution, the site also benefits from proximity to the General Mitchell International Airport approximately 7.5 miles to the north.

The Southeastern Wisconsin market, in general, has seen several major positive developments, including a new 1 million square foot Amazon fulfillment facility and the proposed $10 billion Foxxconn manufacturing facility.

Joel Schneider, Senior Vice President with Hilco Real Estate, said, "The Milwaukee Industrial Market continues to be strong, with solid demand and a vacancy rate that has recently dipped below 4%. Couple that demand with the physical and locational attributes of this building and the strong economic underpinnings of the region, and you have a very compelling opportunity any practical investor or discerning user will want to take advantage of."

The Bid Deadline is scheduled for Tuesday, November 6, 2018; however, bids prior to the deadline are encouraged. Bids must be delivered to the offices of Hilco Real Estate on or before 5:00 p.m. (CT) on the day of the deadline to be considered. On-site inspection dates to view the property will occur on October 11 and 25. For more information regarding site viewings, please contact Steve Madura at smadura@hilcoglobal.com. Interested buyers can submit their bids via mail to the following address: Hilco Real Estate, 5 Revere Drive, Suite 320, Northbrook, IL 60062, or via email to smadura@hilcoglobal.com.
