Hilco Real Estate Announces the Absolute Auction Of A Newly Built 13,000± Sf Warehouse Along I-10 In Daphne, Alabama

Nov 28, 2017, 16:29 PM by Karen Bubrowski

Hilco Real Estate LLC announces December 13, 2017 as the Auction Date for the sale of a 13,050 SF warehouse constructed in 2009 featuring a retail showroom and office adjacent from retailers including Sam’s Club and Lowe’s.

The property consists of a one and a half story structure with a surrounding surface parking lot. The showroom and adjoining warehouse have a ceiling height of 20’ with a combined 11,195 SF, while the 1,805 SF office space has 10’ ceiling heights, as well as a bathroom and separate breakroom. The building also offers an unfinished mezzanine level for additional versatility. Situated less than one mile southwest of Eastern Shore Shopping Centre, the site boosts easy access to and from heavily-trafficked Interstate 10 with frontage on Fredrick Boulevard, giving the advantage of key positioning for growing small to mid-sized companies.

Being a part of Baldwin County, this property is exposed to a host of business incentives, some of which may be available to certain businesses. The Alabama Department of Commerce and the Alabama Department of Revenue offer businesses financial incentives with income taxes, property taxes, sales and use taxes, business privilege tax, Alabama reinvestment and abatements act, and additional encouragements.

In 2017, Forbes ranked Daphne number 16 for “Best Small Places for Business and Careers” and number ten in “Overall Job Growth.” Known for being part of the Eastern Shore area of Alabama, Daphne is consistently praised as a city developing and progressing business expansion throughout the area.

According to the Mobile Area Chamber of Commerce, two-way trade between Alabama and the world totaled over $42.7 billion during 2016. In the same year, Alabama imported roughly $22.17 billion worth of goods with top products in the transportation, machinery, oil and gas and high-technology industries. The top five import markets included South Korea, Germany, Mexico, Canada and China. With more than 70 percent of the world’s purchasing power located outside the U.S., Alabama companies are looking at markets beyond our borders, where demand is growing. International trade enhances the quality of life for residents and contributes to the state’s achievement.

With Daphne just 10 miles east of Mobile, Alabama, the city reaps the benefit of proximity to the Port of Mobile, the only deep-water port in the state. The port also houses private bulk terminal operators. The container, general cargo and bulk facilities have immediate access to two interstate systems and five Class I railroads. The result is over $18.7 billion dollars in economic stimulus for the surrounding areas, as reported by a recent study by the Baldwin County Economic Development Alliance.

About 40 miles southeast of Daphne lies Pensacola, Florida, which is accessible by I-10. The Floridian city has become the focal point of manufacturing and technology in the state. The Greater Pensacola area is home to over 500 companies with major industries in aerospace and defense, and it recently ranked in the top 100 cities of the nation on Forbes’ “Best Places for Business and Careers.”

Located between the two economic engines of Pensacola, FL and Mobile, AL, the city of Daphne is uniquely situated to take advantage of both its tourism attributes with miles of coastline in Baldwin County, classic southern charm and local attractions, and at the same time leverage the area’s progressive economic environment.

Fernando Palacios, Managing Director with Hilco Real Estate said, “With a growing population and labor force, Baldwin County, and the city of Daphne specifically, is well positioned to continue strengthening their economic underpinnings, setting the area on the right path to future prosperity. The opportunistic end user or investor will see the writing on the wall and take full advantage of this tremendous opportunity the absolute auction provides.”

The Auction is scheduled for Wednesday, December 13, 2017; however, bids prior to the auction date are encouraged. Bids must be delivered to the offices of Hilco Real Estate on or before 5:00 p.m. (CST) on the day of the deadline to be considered. Interested buyers can submit their bids via mail to the following address: Hilco Real Estate, 5 Revere Drive, Suite 320, Northbrook, IL 60062, or via email to smadura@hilcoglobal.com.
